[00:00:10] Hello and welcome back to Rev Real Estate School. I'm your host Michael Montgomery. Today we are talking all about getting more clients through meeting new people. This is the number one thing that comes up with agents is what they want is to get more clients. This is no surprise. Most agents out there want to get more clients. And if you don't want to get more clients well you probably aren't necessarily even listening to this podcast. If you are looking to get more clients this episode is for you.
[00:00:40] Today we are going to talk about how you can get more clients and meet new people doing the things that you already love. This is one of the most powerful things about being in the real estate industry. There's so many different ways that we can get clients and sometimes we get trapped in this mindset that our clients need to come through Facebook ads, or Google ads, or online lead gen. These sort of things but there's so many different ways that you can end up meeting clients. So today we're going to talk about what you can do to meet new clients by doing the things that you already love.
[00:01:15] We're going to start off with a quick story and this just happened to me a couple of days ago. So if you know me you know that I am definitely into fitness. I'm definitely into working out in that sort of thing. I currently have a personal trainer great guy and I went to go see him the other day and during the workout we casually started talking about real estate as typically happens for us in the real estate industry because everyone wants to know what's happening in real estate. And he starts talking to me about a home that he really wants to see. So I don't know, "yeah definitely let's book this thing and let's go have a look at it". So here I am doing something that I really enjoy. And at the same time I'm "prospecting" in a way. Anyways he sends me a link to this property that he wants to see. And it's a $2.7 million dollar home. It blew my mind and I found out down the road that he actually has a couple of startups that are in the process of being sold and that sort of thing. But this is just such an amazing opportunity here I was doing something that I enjoy doing on a day to day basis and from there business came from it. So in this episode we're gonna talk about a few different strategies that you can use in order to get business from things that you already love doing.
[00:02:25] Now before we jump into a few of these strategies one very important thing to note that in real estate we are dealing with people. So it's great if we have these activities that we do on our own like reading in these sort of things these are great habits to have how ever we do want to be focused on how we can meet new people and have conversations. So this means that if you love playing video games and this is your thing well it doesn't necessarily mean that it gives you the opportunity that you can sit at home and play video games. It means how can you end up using that in order to go out and meet new people. So no matter what it is that you love to do you have to frame it in a way where it's meeting new people.
[00:03:07] The very first tip is just say "yes" more the more that you say "yes" to go up for coffees lunches, to go out to events, in these sort of things the more natural collisions you will have with other people in conversations you will have around real estate. So thinking your head just say "yes" more.
[00:03:27] If you have kids, a great strategy is when you're out at games and that sort of thing whatever your kids are doing for extra curricular activities make sure you stick around for a while and ask the parents what they're up to start conversations through your kids.
[00:03:41] If you're a dog owner make sure you're going to the dog park and you're striking up conversations with other dog owners at the dog park again walking your dog can be something that's done very privately quiet around your street or you can go to the dog park and make it a social activity. There's even an app out there it's called "Meet My Dog" and it's for dog owners to get together and hang out with each other and basically that their dogs play so this is amazing this is something that's very important to dog owners is getting their dogs out and playing with other dogs. This is a perfect opportunity to do something that you like to do while meeting other people. And I'll link this app up in the show notes for this episode.
[00:04:18] Next is take a continuing education class. So maybe you're into art maybe you're into computer development maybe you're into French whatever that may be maybe you're into cooking take classes classes are amazing because you're getting people together that already have a mutual interest mutual interest is key in building relationships and communication. And if you're meeting and you're learning about cooking then you already have something in common. This can be an amazing way to meet new people. Add these people in your database and start striking up conversations about real estate well doing something that you love.
[00:04:55] Next is sports; so if you're into sports if you're into playing sports watching whatever that might be. Really try to do this around other people so you can join rec leagues within your community or within a neighboring community. You can get together with people and watch games in this sort of thing. So if you're into sports this is an awesome opportunity for you to get out there to meet new people and to have conversations.
[00:05:18] Maybe sports isn't your thing. Maybe you're into reading you love reading a good book sitting down on a quiet Saturday night. No worries you can still meet new people through reading. So start thinking about clubs and book clubs. This sort of thing. Maybe you're into more artistic side of things. Pottery classes art classes these sort of things can be amazing ways that you can get in front of people and start these conversations that then leads to more business while doing the things that you love.
[00:05:46] Next maybe you're into food and entertaining cocktails things like that. This is where I would recommend you invite people over to your place. You cook them a dinner you have a barbecue. You do some wine tastings whatever that might be. What I recommend is having smaller intimate groups you can turn this into a small little supper clubs once a month something like that. It's a great way to stay in touch with your close friends already because we know as we start to go through life people get busy we start to lose touch with our friends. The thing about real estate is we have to stay in touch with them because this is part of our income. Our friends and our family and these people that are part of our lives not to mention it's just fun and it's good to have a good social life for health purposes but also it's part of our income so this is an important thing to do.
[00:06:30] Next, think about what you're passionate about and if you have any causes that you want to get behind and start volunteering volunteering. Another great way there's always events there's things to do you're in front of other people like we were talking about before. You also have a mutual purposely of a mutual interest in that cause it creates a bond between you and the person that you are volunteering with. Almost every community out there has some community boards on different types of volunteering opportunities. This is another great strategy.
[00:07:02] Maybe you have strong religious associations going to this on a consistent basis is another great way that you can meet new people. If you're going on a consistent basis you're sitting in a similar area and you're sticking around after to have conversations with people. Again it doesn't really matter what it is that you are interested in as long as you're doing it around other people and you're having conversations you're seeing this trend over and over again. If this is through your religious community almost every single one of these have a time afterwards where people can get together and have conversations.
[00:07:36] Next is even if you say you're a coffee person or you like to go for lunch on your own or something like that that's totally fine. Just try and set up communal tables so even doing things on your own can be considered more of a social activity where you can get more clients and chat with more people. So this is sitting at communal tables at coffee shops and at restaurants. This doesn't necessarily mean if somebody has got their Beats Headphones on that are noise cancelling you're not going to tap them on the shoulder and strike up a conversation. You have to be realistic about things but naturally more conversations will happen at communal tables versus if you're in the corner having your coffee.
[00:08:12] So those are some strategies for you. These are doing things that you normally do anyways that you like and ways that you can make more money by doing the things that you like. Which is one of the most amazing things about real estate. Now it does take some work. It does take some effort and you do have to continue to work on your communication skills because all of these things revolve around having conversations.
